What you cannot reach elsewhere nearby is the street: somewhere you can park badly, eat something that was not priced for an all-inclusive wristband, buy a phone charger, and leave.

Water services — dive shops, boat operators and the people who actually run them, who are based where the road meets the sand rather than inside a resort's activity desk. People — the reason most owners give, when pressed: it is the closest place where the street is busy for reasons that have nothing to do with tourism scheduling.
The trade you are making, stated plainly
River Island is built around the opposite proposition. There are 16 interconnected pools inside the gate and 692 residences sharing them, which is a community large enough to be lively and enclosed enough to be quiet. Most days that is what you want, and the five-minute road stays unused.
Los Corales is the release valve. It is louder, less tidy, and entirely outside anyone's management company. Any time you need a specific thing quickly rather than a version of it from a hotel shop.
Not worth it: the middle of a hot afternoon, when you are five minutes from sixteen pools and there is no argument for a car. Peak arrival days, when the main road carries every transfer van in the district. And any occasion where what you actually wanted was a quiet swim — you have that already, and Los Corales is not competing for it.

If the unit earns when you are not in it, proximity to Los Corales does a specific job: it is the answer to the guest question "is there anywhere to go?". A property that is five minutes from a real street and five minutes from Playa Bávaro answers that without the guest needing a rental car, which is a meaningful difference in a market where many comparable units do require one.
River Island's own modelling runs at a 12–15% ROI range, with residences from $199,000 USD. Neither figure is caused by Los Corales, and it would be dishonest to imply otherwise. What the location contributes is narrower and more durable: a guest who does not feel stranded tends to stay longer and complain less, and that shows up in occupancy rather than in the headline rate.
